Generative Virtual Staging Tool for a New-Construction Developer

Overview

Built a virtual staging tool for a new-construction developer that generates photorealistic furnished interiors from empty-room photos, letting model units be marketed before physical staging furniture arrives. The tool lets the marketing team choose from several interior styles per room and generates multiple staged variations to A/B test on listing sites. This replaced a slow, expensive cycle of renting physical staging furniture for each new phase of a development before photos could be taken. We built in version history so the team could compare which staging style performed best across different buyer segments. The developer's marketing team couldn't list model units until physical staging furniture arrived, creating a recurring 2-3 week delay per building phase that pushed back every launch. We built a generative staging tool that produces photorealistic furnished interiors from empty-room photos, letting the team choose from multiple interior styles and generate several variations to test on listing sites — no physical furniture required to get to market. We started with the developer's existing empty-unit photography and worked with their marketing team to define acceptable interior styles for the brand. After validating output quality against a pilot phase of units, we built in version history so the team could track which styles converted best before scaling to every new phase. Model units now go to market an estimated 2-3 weeks earlier per building phase, no longer blocked on furniture delivery, and the marketing team can now A/B test staging styles in a way physical staging never allowed.
